Notice to Prospective Owners
In the interest of avoiding any misunderstanding regarding the occupancy of long term holiday sites, prospective purchasers are urged to consider the following:
- Ongoing tenure cannot be 100% guaranteed with respect to any of the long term holiday sites in this or any other Caravan Park.
- The owners of the Caravan Park are committed to continuing improvements in the standard of facilities within the Caravan Park together with a significant improvement in the quality of the dwellings. Strategies will thus be implemented from time to time to encourage the upgrade of dwellings which detract from the general standard of dwellings within the Caravan Park.
- Before purchasing any of the dwellings in the Park, a prospective purchaser should seek information from the Caravan Park owners regarding any future developments which may impact on the tenure associated with any particular dwelling or site.
- Despite there being no guarantee with respect to security of tenure, dwellings in the Park have historically been purchased at premium prices based perhaps on the perceived value of a site in the Park. Purchasers should think carefully about the price they pay for a dwelling in the Park.
- The owners of the Caravan Park make no representations with the respect to the quality or value of any dwellings sold on site. The sale of a dwelling sold on site is a transaction between the owner of the dwelling and the purchaser. The Caravan Park owner, while a necessary participant in the sale process, does not represent the interests of either buyer or seller with respect to the transaction between them.
- A site transfer fee of $2,500 currently applies with respect to the sale of dwellings on site. This is subject to review from time to time.
- Site fees are reviewed annually on the 1st of July. Prospective purchasers should "factor in” increases in site fees in forthcoming years while at the same time understanding that “the market” will limit any unconscionable increases in the longer term.
- Any dwelling offered for sale must achieve a sale price of $15,000, inclusive of the site transfer fee, to be allowed to remain in the Park.
